You’ve probably heard the term “kerb appeal” used to describe the impression a property creates from the moment a prospective buyer sees it from the road.

An untidy front garden, a tired approach, or peeling paintwork can be enough to deter a buyer before they even step inside. Fair or not, many buyers will assume that if the exterior looks neglected, the interior is likely to be the same.

This is where it’s important to take a step back and be objective. Are there any jobs that still need doing? Is there anything that could immediately put a purchaser off?

Perhaps most of the house has been decorated, but one or two rooms remain unfinished. While this may not bother you, buyers often notice inconsistencies and factor them into what they are prepared to pay.

If you want to achieve the best possible price, your property needs to feel consistent throughout. Of course, selling a home that requires work is perfectly acceptable — provided the price reflects this.

However, if you’re aiming to attract the buyer who wants to move straight in, unpack their furniture, and start living — the buyer who is often willing to pay more — then presentation is crucial. If something puts them off, they may simply choose the neighbouring property instead, the one where the work has already been done.

A good agent will always give you an honest assessment of your home and advise you clearly on what, if anything, should be done to enhance its appeal and maximise its value before going to market.
