What is conveyancing?.

Conveyancing is the legal process involved when a property is bought or sold. Your conveyancer or solicitor checks the legal title, reviews the contract pack, raises enquiries, deals with searches, handles mortgage lender requirements, exchanges contracts and completes the transfer of ownership.

For sellers, the process usually starts with completing property information forms and providing documents such as guarantees, certificates, planning papers and details about boundaries or works carried out. For buyers, it normally involves searches, mortgage checks, survey follow-up, reviewing the contract and making sure the property can be safely purchased.

1. Instruct your conveyancerChoose a solicitor or licensed conveyancer as soon as your property goes on the market or your offer is accepted.
2. Complete the paperworkSellers complete property forms and provide supporting documents. Buyers arrange searches, mortgage details and proof of funds.
3. Enquiries and checksThe buyer’s conveyancer reviews the title, searches and contract, then raises any legal questions that need answering.
4. Mortgage and surveyIf a mortgage is involved, the lender issues an offer. Buyers may also arrange a survey and ask follow-up questions.
5. Exchange of contractsOnce everyone is ready, contracts are exchanged, the completion date is fixed and the sale becomes legally binding.
6. CompletionFunds are transferred, keys are released and ownership changes hands.
